Construction Management

Construction management is a procurement route in which the works are constructed by a number of different trade contractors. These trade contractors are contracted to the client but managed by a construction manager(CM). The client employs the CM as a specialist consultant in the same way the client employs an architect. The CM is employed to oversee the construction activities on site but the client has a much closer involvement with the project. The client then chooses to work through the contractor as opposed to the architect. The CM is thus in charge of the design and constriction stage.

Since the client is required to place and administer the trade contracts and perhaps to accept price uncertainty, construction management is only appropriate for experienced clients.
The construction manager is generally appointed early in the design process so that their experience can be used to improve the cost and buildability of proposals as they develop, as well as to advise on packaging, the risks of interfaces between packages, and the selection of trade contractors. Construction managers are often appointed at the end of the concept design stage.

Construction management procurement method is suitable for the project which is flexible in design, procurement, construction strategy. Only the client with rich experience in construction is suggested to use this procurement. The project that need not the price certainty before commencement is also suitable to use it.
